Dollar Tree - we want you, but....

More than 100 people packed the meeting room at the Town Hall for the Schodack Planning Board meeting about the 718,000 square foot Dollar Tree Distribution Center that is proposed for Schodack off of Exit 11. The plan includes an additional 294,000 square feet to be constructed at a later date with a completed warehouse of approximately 1,000,000 square feet.

Plans include breaking ground as early as March 2012. At a previous meeting it was considered that the role of lead agency may be taken over by the County. At the meeting on Monday, the Town Planning Board declared Schodack the lead agency for the proposed project. In attendance were: Denise Mayrer, Chairman , Wayne Johnson, G. Jeffrey Haber, Paul Puccio, John LaVoie, Andrew Timmis, Jim Church, Attorney: Robert Linville, Esq.

  1. I would hope our town can take into consideration the concerns that have been expressed, address them, and move forward with good, clean commercial projects that will help improve out tax breaks.

  2. This monstrosity will turn Schodack into a truck stop. A dumping ground/storage closet for cheap Chinese manufactured junk. Visit a dollar tree and see for yourselves how few of the goods are manufactured in the US. Dollar Tree really does care about Schodack though. I'm sure they've been just waiting the past 25 to help us. Conveniently for them it just happens to be now when they need a central storage closet on the cheap. They promised us the world at the meeting and Tim Plante stated "this project is a home run.". We better take our time And be sure because this building will be as big as Yankee stadium (not an exaggeration). If it is anything less then what they promised us, then Schodack will end up with a beacon of pollution, crime and noise, which are the principals that all brought us to this serene area.

Should at some point the town decide to look for some alternatives in a more commercial area, away from residential neighborhoods, I ask that you take a look at one of my commercial real estate listings, also located in the town of Schodack only a short distance away, 1/4 mile from the Exit 12 ramp of I-90 and the B-2 exit of the New York State Thruway.

    There are very few private homes in the general area of this property and neighborhood opposition would be almost non-existent. About 2 years ago, with a shopping center developer, we put together a 120+ acre parcel right on Route 9 (westside) just south of the interstate ramps, with Walmart and Lowes as prospective tenants. Unfortunately, Walmart chose to build a superstore closer to the city of Hudson where they already had a smaller store.

    This property, know as the old Peacedale farm, might be a great alternative if the town still wanted to build in the town. It is zoned PD-1 with distribution center being a permitted use. The town would also get the same tax benefits of the current proposed site.

    The owners are willing to work with the town and corporations that want to bring jobs into the community but which would not have a negative effect on residential neighborhoods.

    Who stads to gain from Dollar Tree locating on this piece of property and how are they connected to those who really run our town?

  5. I've grown up in Schodack all my life, and I am sick and tired of people complaining about the taxes, yet won't let any businesses in to help with the tax relief! Either start letting Schodack develop or SHUT UP about the taxes!!!!

    Are you Dennis Dowds? That is what Dennis said to Channel 13 on Thursday, January 5, when he was interviewed outside the firehouse. He conveniently left out the fact that the tax breaks this "stadium" will get for the next 10-15 years will not do anything for our town's tax base. Be on notice, Town Board and Mr. Supervisor; every time these kind of dishonest comments surface, you will be called on it! By the way, Anonymous, would like this distribution center in your backyard so that you can let Schdoack "develop?"

  8. The parcel is not large enough as it only has 63 Acres without the infrastructure to support this project. The seller has been trying to sell this property for years at an unrealistic price considering the amount of wetlands that encumber the parcel.

As a Schodack resident who lives on Julianne Drive, I completely support the coming of the DOLLAR TREE DISTRIBUTION CENTER and hope that most residents realize it's something we NEED as a community. It's time Schodack FINALLY moved into the 21st century with some commercial development. I'm sooo sick and tired of a handful of my neighbors barking at prospective investors about NOTHING of any significance when there's SO MUCH TO LOSE if they decide to go elsewhere. As someone who is intimately involved with Environmental Impact Analysis, Engineering, etc, I can tell you with every degree of certainty that the negative impacts of the distribution center would be extremely minimal. If certain residents are so concerned, why don't they hire their own independent professionals to rebut the DOLLAR TREE's reports, which as far as I'm concerned are accurate??? Well, it's because they're all bark and no bite or because they have absolutely no case whatsoever. What's next? Occupy the distribution center site with tents and signs?? Deal with it or move I say. To offset a couple of decibels (literally) Dollar Tree officials have even agreed to put up a sound barrier/wall for God's sake! I really think it's time for my neighbors to shut their mouths and find something better to do! They do not represent the majority of Schodack property owners. Residents of Julianne and Richwood Drive need to deal with reality! When we moved into that neighborhood adjacent to a large parcel of vacant land, they were never promised that it wouldn't be developed at some point in time for commercial purposes. Richwood/Julianne and all other naysayers...you don't own the land at issue. While you may have freedom of speech and can yap all you want, what makes you think you can tell the property owner, outside investors or the Town what to do with that land?? If you don't like it...move.

    2. THANK YOU! You could not have said it any better! Your Julianne/Richwood neighbors are acting like selfish children! That COMMERCIAL land has been for sale for as long as I can remember and I am a lifelong resident! You people made the decision to move into a home just off a 4 lane HIGHWAY with COMMERCIAL land in your backyard. The fact is that Schodack NEEDS businesses!!! And not for nothing, one of your biggest arguments is that they will not pay taxes for 15 years...so get it built and the time starts ticking! STOP using that as an excuse because until a business come in, we STILL don't have the tax relief. As far as the increased tractor trailor traffic....really?? Put the effort into selling and getting out of town, because maybe someone who realizes the need for businesses will move in and we won't have to listen to your whinning about your own decisions! The town board is trying to get businesses into the town and someone whines to stop them! It is so frustrating for the rest of us!
